Trash collection is Monday, Wednesday, Friday and Saturday.

Please take an extra few moments to place objects in the correct recycle container in the trash disposal area. Plastic objects and materials (such as plastic wrappings) are constantly found in the paper/cardboard recycle containers. 

For those who bring boxes to the trash disposal area, please take the time to
break down the boxes, rather than just stacking them on top of the containers or leaving them on the ground.

Large objects (furniture, appliances, heavier metal items) must not be left in the trash and instead should be taken to the Shady Grove Solid Waste Transfer Station located on Route 355 between Shady Grove Road and the Metro Station. Click here for more information.

Bulk trash pickups must be scheduled by the homeowner/resident in advance by emailing triplertrash@gmail.com with a description of the items for removal.

Individual bulk trash pickups will be separately priced based on volume, with a minimum fee of $75 for removal. There will be an annual community bulk pickup day in the spring.

Permitted domesticated pets are the keeping of one (1) dog or two (2) cats (or one (1) dog and one (1) cat or two (2) dogs weighing not more than 60 pounds collectively) and up to three (3) caged birds provided, however, that they shall not be kept, bred or maintained for commercial purposes, and provided, further, that the keeping of such a dog, cats and/or caged birds will not constitute noxious or offensive activity.

All dogs and cats must be kept inside their respective Owner’s Unit or upon the Unit’s Limited Common Elements and may be carried or walked on the General Common Elements only on a leash. Owners must clean up after their pets.

For dog owners, walking one’s dog along Blackwell Road or Wood Hill Road, rather than in the area to the rear of our building (especially during periods of good weather), would be appreciated by all.

Parking is first-come, first serve on the common area elements of the Condominium. However, there are some guidelines that can be followed:

Garage owners, out of consideration for those Unit Owners who do not have a garage, should use their garages and tandem parking spaces, rather than parking their vehicles in the limited number of common area parking lot spaces—especially in front of our building.

If one does use one or more of the common area parking spaces and is going to be out of town for several days, one should consider parking his or her vehicles in the Wood Hill parking lot. This is a requirement for families that vacate Units for several winter months.

Adherence to Bylaw provision 6.6 concerning required floor covering is a must. Specifically, “all Unit Owners owning units located above other units are required to maintain floor coverings, i.e. padding and carpets or padding and rugs, over all floor surfaces, except foyers, kitchens, closets, bathrooms, and laundry room areas . . . , provided, however, that Unit Owners may leave a twelve (12) inch uncovered border around each surface otherwise requiring a floor covering.” If we are going to preclude our building, which has a wood-frame structure, from becoming an echo-chamber, adherence to this provision is necessary.

It is vital that all owners buy a Unit-Owner Policy (HO-6 or equivalent) for personal belongings, structure damage, extra living expenses, personal liability, businesses in the home, and Deductible assessments. Mold coverage should also be purchased. HO-6 Policies can be limited or comprehensive. Be certain that your HO-6 policy covers full Replacement Cost for unit and contents damage and will repair unit damage below the Master Policy’s deductibles.

Maryland Condo law currently provides that the Association may bill back an owner for any insurance loss originating from their unit, not to exceed $5,000. Effective October 1, 2020, the law increased the owner’s liability from $5,000 to $10,000. All owners are encouraged to contact their homeowner’s insurance carriers to ensure the HO-6 policy covering your unit offers sufficient coverage to account for the higher master insurance deductible.

Adherence to sound safety practices is essential, whether or not specifically regulated, to avoid jeopardizing the well-being of others in the building. Rule 16 is a good example of this. It provides that:

No Unit Owner or other occupant shall at any time bring into or keep in his Unit any inflammable, combustible or explosive fluid, material, chemical or substance, except for normal household use. Charcoal grills or other fuel burning apparatus, are not to be used in or on any part of the Condominium. Electric grills are not to be used on any balcony or patio or other common element of the condominium.

Please avoid smoking on the balconies. While not prohibited, if this is going to interfere with a neighbor’s use of his or her balcony, we should exercise some degree of consideration for others in this regard.

Avoid engaging in activities that create noise that is likely to interfere with neighboring Unit Owners’ peaceful of enjoyment of their units—especially during the hours between 11:00 P.M. and 9:00 A.M. (See Bylaw Article 6.5 and Rule 9) Running washing machines and loud stereos/TVs late at night fall into this category.
